Reading a site before you build

Why the site comes first

Before drawings harden and material schedules lock, a residential site is already telling you what it will tolerate. Western Sydney lots carry their own grain — solar access, overlooking, setbacks, street rhythm and the quiet logistics of how a household will actually live.

GJ'S Constructions approaches development with that reading first. It is not a marketing exercise; it is how you avoid forcing a plan onto ground that never wanted it.

What we look for

  • Light and overshadowing across both dwellings in a duplex pair
  • Privacy gradients between street, living and retreat spaces
  • Service runs and construction access that will not punish the finished landscape
  • Material durability against local climate and maintenance reality

Connecting to the duplex

These principles sit behind the Western Sydney duplex now underway, with demolition started in early November 2026. As verified milestones land, we will publish them through the project journal — without inventing progress that has not occurred.
